    I would like to appreciate and thanks all ISHA Staffs, who are all in marketing and administrative, for their well planned coordination with me for payments or construction when I was far away from chennai. At present real estate scenario about handing over in stipulated time, ISHA has kept their promise, and I got my flat in time. I could not Express my feeling in words. Thanks to all and expect such full coordination in future too.

    Review for First Home Buyers

    It’s a good investment for the future, but would have been better if site location was closer to GST road. For those who own a vehicle and can self-drive and are planning to purchase a flat for self-occupancy, I would recommend Isha Anandham. If Isha Homes has any project in good locality (prefer walkable distance to railway station and bus stand or at least on the main road and safe for women to walk there alone when it’s dark) in future, it would be a great purchase.

    Pros:
    • Builder is transparent about total amount. No hidden charges that they demand suddenly.
    • Builder accepts all the transactions through online bank transfer and cheque. Never asked for cash at any point.
    • Easy process for first time buyers to purchase. Builder takes care of everything including registration.
    • Other projects like XS Real Centra, TVS Emerald Green Hills and some shops present nearby.
    • Project construction and design looks neat from the outside.
    • Completion Certificate already obtained for this project. No need to worry about possible completion delays or the builder not having CMDA approval.

    Cons:
    • Flats share common walls and most windows of flats overlook other flat’s rooms which may be disturbing the privacy of residents.
    • Flat sizes available is small. Number of larger sized 2bhks is very less in this project and they are sold out long back. It is possible for buyer to invest in larger sized 2bhk flats (850-1000 sq.ft) at their price point, but it was not available. Since the location is a bit far away from the main GST Road, larger sized homes with more rooms would have been a smarter choice by the builder even before the pandemic. Since we don’t have location advantage, at least bigger sized flats should be offered.
    • No wood work/cupboards, fans, lights, or curtain rods provided by builder. Need to be done by the buyer
    • Would prefer wardrobe space to be outside the home wall – shelves built into a niche in the wall would have saved a lot of space for the resident (but this is usually not available in most recently constructed buildings). The walls should have a niche space with wooden or stone slabs provided outside the flat’s inner wall, so that we would just need to install doors for the shelves.
    • Lot of floor space wastage in 700 sq. ft size range 2bhks. Not an efficient floor plan. May be difficult to find a buyer in case of resale of the flat in future.
    • No sunshade provided for balcony or any windows. During rains, people will have to keep window shutters closed to avoid water falling inside the house. If sunshade was provided, balcony could have been left open without any shutter installation and saved some money for the buyer and provide an unobstructed good view. Otherwise water will get into the house during rains from the balcony.
    • May not be safe for children or women to venture outside too far from the building, because of a stretch of forest-like area between the flat and main roads. Residents need to rely on shuttle (which might be provided by association) or self driving. People who don’t self drive or don’t own a vehicle may have some difficulties. Don’t know about safety for women returning alone late in the evening even by self driving or the association’s shuttle.
    • Not sure about good rental returns currently for those depending on rent for EMI payments or as a source of income; but it is likely to improve in a few years.
    • Poor response from engineer regarding the already promised customization. Unable to contact the engineer for that, despite trying for several weeks, through phone and email.
